What's the difference between a flat fee listing and a typical full service listing?
  Traditionally when listing with a full service REALTOR® you will agree to owe both the listing and co-operating brokerages a commission upon getting a successful sale. Total commission is usually between 5-6% and can represent a significant amount of money. With a flat fee MLS® listing the seller is paying one transparent flat fee for a basic property listing and most often only half of the commission is offered for a completed a sale. A flat fee listing is an option that can generate great savings in your home sale.
How much commission will I pay to list with LetMeList.ca?
  Your MLS® listing will be listed through Open Door Realty and there is no commission payable to the brokerage at all. This means we take 0% off of the final sale of your home. There is only a one-time fee to obtain the same marketing exposure you would normally receive for 2.5%
Why can't I see your listings on LetMeList.ca?
  Letmelist.ca is almost exclusively a tool for sellers. For buyers looking to purchase a home, the first and the most significant source to look is MLS® and Realtor.ca. At Open Door Realty we utilize every bit of this important marketing tool, that's why every one of our listings can be found on Realtor.ca and their real estate board's MLS® system.
What if my town is not listed under Hottest Markets?
  With Open Door Realty we are able to list any property in Ontario even if your market is not currently listed as one of our 'Hottest Markets'.
When purchasing a package, what types of payment are accepted?
  Most of our clients will choose to pay via VISA or MASTERCARD, the easiest way to do this is directly from the website or over the phone. Alternatively you may send a certified cheque to Open Door Realty.
How long does the listing process take?
  Once you have purchased a package and have become registered with Letmelist.ca the listing process usually takes 2-3 days. The length of the listing process will depend on a number of factors including which package you have chosen and how easily you are able to complete the listing forms.
How will my private listing appear on the MLS system®?
  By just taking a brief look on Realtor.ca it's easy to see that most listings appear under the same universal format. To see an example of one of our listings click on the example listing under the 'Our Listings' tab.
Will my phone number appear on the MLS® system?
  Under regulation of the Canadian Real Estate Association, the seller's phone number cannot appear on Realtor.ca however it will be displayed on the MLS® system listing. Our direct number is displayed on all listings, signs, and marketing materials. When a potential buyer calls us in regards to your listing, either your contact information will be provided or the inquiry is simply forwarded onto you or your representative.
How are incoming offers handled?
  You may engage in the offer and purchase process directly with potential buyers. Offers will be presented to you personally and you will have the freedom to negotiate directly with the buyer or buyer's representative.
I'm interested in selling my property privately. How does LetMeList.ca and Open Door Realty compare to other services?
  A major difference between Open Door Realty and a traditional agency is that with Open Door Realty you retain the right to sell privately and pay zero commission. The big difference between us and a for sale by owner service is the exposure you get from MLS®. No FSBO service has access to MLS® and listing with any of those companies will not directly place your property on MLS® or Realtor.ca. At over 3 million unique visitors a month (Realtor.ca) there is no competition for the exposure you get from MLS®.
Why is MLS® important?
  To put it simply, the Multiple Listing Service®, otherwise known as the MLS® system, is the most effective home selling tool for REALTORS® and for sale by owner sellers alike. As far as compiling data and property information, no service has yet matched the utilization and breadth of the MLS® exposure. If you consider that Over 80% of homes sold in Canada are sold through MLS®, it's easy to see why an MLS® listing is so significant.
I heard it was not possible for sellers to list directly on the MLS® system, how does LetMeList.ca make this work?
  It is accurate to say that there is no direct way for private sellers to post listings on the MLS® system. However when you list with Letmelist.ca you are actually employing the services of Open Door Realty. As REALTORS® we have the ability to use MLS® as well as many other important real estate tools.
